Greenville
The heart of the service area. Older homes near downtown, North Main, Augusta Road, and Overbrook were almost all built over vented crawl spaces, and many still have the original (or no) vapor barrier. Encapsulation and crawl space repair are the most common calls here.
Simpsonville
Fast growth means a mix of older Golden Strip homes with decades of deferred crawl space maintenance and newer builds on freshly graded clay lots where drainage problems show up early. Foundation and moisture calls both come out of Simpsonville regularly.
Greer
Between Greenville and Spartanburg, Greer's mix of established neighborhoods and new subdivisions sees the full menu: damp vented crawl spaces in older homes, grading and drainage issues in newer ones.
Mauldin
Compact, established, and full of 1970s to 1990s homes at exactly the age where original crawl space materials have failed: fallen insulation, torn vapor barriers, and the first signs of floor movement.
Taylors
Rolling terrain along the Enoree means plenty of homes with water moving toward one side of the foundation. Basement waterproofing and drainage-related calls are common here.
Travelers Rest
At the foot of the mountains, TR gets more rain than most of the county, and sloped lots send it toward foundations. Moisture management is not optional up here.
Five Forks
Larger, newer homes with big footprints, which means big crawl spaces. Encapsulation jobs here run toward the higher end simply on square footage.
Fountain Inn
The southern end of the Golden Strip, with a core of older homes where long-running humidity has often already reached the framing. Mold and structural calls are frequent.
Easley
Just across the Pickens County line, Easley homes deal with the same clay and humidity. Yes, it is in the service area.
Berea
Established neighborhoods northwest of downtown Greenville with plenty of mid-century homes over original, untouched crawl spaces.
